The Harrington House Hunt is a time saving service to help source properties for private or investment use.

Our UK focused property sourcing service is perfect for those new to property investment especially if you are looking for HMO’s, commercial, single lets or simply your next home. Our property sourcing service is a facility for clients looking for a more efficient way to purchase property whilst avoiding any conflict of interest.

We understand that the property market can be potentially complex and time-consuming, so we help you to navigate through the pitfalls of property investment. Whether you are looking to expand your investment portfolio or find a new family home, our sourcing team can work on your behalf to guide you towards your perfect purchase.

We have a wealth of experience in offering an insight to the different types of property, area and rental markets. We also offer a “one-stop shop” for rental investors, handling the purchase, refurbishment, marketing, renting, maintenance and eventual sale of the property.

We also offer further property management and letting services allowing us to take care of all the areas of investment, including overseeing purchases and refurbishment.

The only way we can understand what you’re trying to achieve is to discuss your plans in detail. We need to know why you’re looking to invest in property and what you’re hoping to achieve as a return. We want to understand what your long-term plans are, how much you want to be involved with the management of the property once you own it, and what your exit strategy and budget for everything is.

Our next task is then to search for the right property to meet your investment needs. With our local knowledge, experience, and contacts we can seek out properties that are not officially on the market as well as those that are. As with all our property finding projects, no stone is left unturned. Once we’ve found a likely candidate, or some, we’ll negotiate on your behalf and secure the property for you to view unchallenged.

We then double our efforts to research the background of both the vendor and the property thoroughly. Our aim is always to put ourselves in the best position to negotiate on your behalf.

And this is where you’ll be truly glad we’re involved. We are the ones to have those awkward conversations and ask the necessary questions. It is our job to get the best price on the right terms for you.

Once your offer is accepted, we will then continue to deal with every aspect of your purchase, from working with the surveyor, to talking to neighbours, liaising with planners, working with local tradesmen, conferring with your solicitor, and ironing out problems. Until finally we can…

We liaise with local tradesmen regarding possible development and pricing (if applicable)
We offer on the property on your behalf and secure it as yours to purchase Subject To Contract.
We handover the process to yourselves where you continue with the purchase from then onwards
We collaborate with HARRINGTON FINANCIAL SERVICES to arrange any necessary lending IE Mortgages, Bridging Finance and Development finance. We oversee this process on your behalf until completion.
We collaborate with our associate Solicitors firm to instruct them on the conveyancing process for the purchase. We oversee this process on your behalf until completion
We collaborate with HARRINGTON DEVELOPMENT SERVICES to instruct our in-house, trusted contractors to assess and value any necessary building works they will subsequently undertake
We act as your representative agent on all matters pertaining to the purchase of the property and analyse, discuss and advise you in your best interest and provide reports at predetermined intervals
Post Completion, we Project Manage all development work carried out by HARRINGTON DEVELOPMENT SERVICES and provide visits and reports at predetermined intervals
Post Development, we collaborate with HARRINGTON ASSET MANAGEMENT who either manage the property In-House, or handover to a local agent and provide visits and reports/invoices at predetermined intervals
Post Development, we collaborate with HARRINGTON FINANCIAL SERVICES to arrange any necessary refinancing options IE Mortgages or Equity Loans etc. We oversee this process on your behalf until completion
